I don't know if this is what did the trick to unlock but give a try:
I swiped the glass cutter/paint brush thingie back and forth across the puddle. The tip of it seems to change color slightly. Then I swiped it back and forth across the keyhole. I was then able to unlock without a sound. But perhaps the table being there is what did the trick.

Um.....I still can't get the window unlocked. I have
going over the panes with the glass cutter/paint brush first?
Also, I think it's a little bit buggy.
I have. I'll list what I have done so far:
Gotten the sock, the hammer, the glass cutter/paintbrush thingy, the soap, used the soap, moved the table, gotten the saw, and rubbed the cutter thingy in the soap stuff, and then used the cutter ALL over the window and lock.
key. I replayed and it doesn't require swiping the cutter thing in the puddle. You just need to move the table over and the key will work without summoning the ghost.
moving the table. It always summons the ghost. So you don't use the glass cutter thing at all? You just move the table, and then use the key on the window and that's supposed to work? Maybe I will open a new game window and see if I'm having a bug on mine. One of those spiders or something.
EDIT: NOW it worked!! No idea what problem I was having. If it was me or the game, but either way, I'm out. Thank you both!
