Have you examined the

blue cap?

When you got all three memos, you know the codeword, it's posted here already.
than you need a fishing rope,

use it on the blue point in lake

you*ll get a box. Examine it after typing in the password.

Im in! Nice & easy! Although I was able to finish with only 2 memos. I never used the letter opener & was able to guess the password lol.
