I used the lighter to burn the paper on the table, I signed the paper first, but I don't know the significance of either action...

Each number on the frame has a colour, you only have to use four of the numbers/colours, the colours displayed on the lock. Have you tilted the frame?..

If i remember right, the key is

view the door, click on bottom of sofa to zoom in on the cushions - it's at the top between the cushions

flip up the first page. they're on the back of that first page. you will only see the red and blue. top right

click so your on the second page, and your inventory has to be up, and they should be on the upper right of the folded page.

The pen is in the black cabinet, behind the remote

For the plant you just have to click a lot on the leaves.
